Most commercial leases provide for rent reviews, normally once every five years. We have an acknowledged reputation and an excellent record of negotiating prompt and equitable rent reviews on behalf of both landlords and tenants. Our approach is thorough and methodical. We:
• Check the lease and other documentation
• Ensure that notices and counter-notices are promptly served
• Make a detailed inspection of the premises
• Research the market to obtain strong supporting evidence
• Prepare and present your case in the most effective way
When the review takes place we strive to negotiate the best possible settlement, recommending Arbitration only if no other solution is possible.
We take the same approach to lease renewals, advising a reference to Court only as a last resort. If we do go to Court or Arbitration, though, we are fully experienced in the necessary practice and procedures.
The Kindest Cut?
One of our international clients holds the headlease of a 50,000 square foot office building in north London, where the landlord proposed a rent review figure of £626,700. Following a referral to Arbitration we achieved an award of £300,000 per annum, a nil increase, representing a 52% saving on the landlord’s proposal.
